Rich Olaya

Richard Olaya, AIA, is principal and co-founder of O Z Collaborative, established in 2019 alongside longtime friend and fellow architect Morris Zimmerman. With over three decades of experience spanning government, cultural, educational, religious, commercial, and residential projects, and architectural licensure since 2005, Rich brings a broad global perspective to the firm's work.
Originally from Bogotá, Colombia, and now a deeply rooted Philadelphian, Rich is a self-proclaimed urbanist whose design philosophy draws from both his immigrant experience and his deep appreciation for Philadelphia's culture, history, and built environment. He is especially passionate about projects that blend architectural innovation with meaningful community impact.
Rich's leadership emphasizes collaboration, curiosity, and inclusive design. This holistic approach to life and work is reflected in his creative spirit, where he can often be found at home cooking traditional Colombian dishes with his sons, surfing the East Coast, competing in triathlons, or painting watercolors of old buildings.
Together with Morrie, Rich has built O Z Collaborative on a foundation of friendship, shared values, and a belief in architecture as a tool for community connection and positive change.
