The transformation of 2104–06 Market Street reflects the growing reinvestment occurring along Philadelphia’s Market Street corridor, where former industrial buildings are being adapted to support contemporary commercial uses. Brandywine Realty Trust sought to reposition a deteriorated warehouse building as modern office space while preserving the character that made the structure unique. Rather than replace the building, the project focused on adapting and strengthening an existing urban asset for long-term use. O Z Collaborative designed the adaptive reuse of the 13,762-square-foot structure, converting the former warehouse into a contemporary loft office building. The design embraces the building’s industrial heritage by exposing existing materials and structural elements, allowing the architecture to tell the story of the building’s past while supporting modern workplace needs.
Key improvements included the addition of new elevators and stairways, enlarged window openings that increase daylight throughout the building, a new roof, and upgraded infrastructure. Interior finishes, including recycled wood flooring, reinforce the loft aesthetic while contributing to a durable and flexible workplace environment. The project balances preservation and modernization, retaining the authenticity of the warehouse while introducing the systems and amenities necessary for contemporary commercial occupancy. Through thoughtful adaptive reuse, the renovation extends the life of an existing building and contributes to the continued revitalization of Philadelphia’s urban core. Today, 2104–06 Market Street provides distinctive office space that reflects both the history of the structure and the ongoing evolution of the Market Street corridor.
