Presidential City

Presidential City, a mid-century residential complex overlooking Fairmount Park and the Schuylkill River, required reinvestment to support contemporary living standards. The existing towers offered strong views and location advantages but required upgrades to improve performance and reposition the property within the market. O Z Collaborative served as Architect of Record for the renovation of the Washington, Adams, and Madison towers, each containing approximately 250 units. The work focused on façade renewal, system upgrades, and integration of new amenities. A key design intervention involved the complete replacement and reconfiguration of windows. Enlarged openings and lowered sills increase daylight and establish a more contemporary façade expression. Masonry repairs and exterior refinishing support durability and long-term performance.
Energy-efficient systems were incorporated throughout, including upgraded lighting, appliances, insulation, and stormwater strategies. These improvements enhance building performance and reduce operational costs. Ground-level programming introduces commercial space, dining, and shared amenities, including a pool and fitness center, strengthening the residential experience. The project repositions Presidential City as a contemporary housing community while preserving its mid-century character and prominent location.
